At least once a year, which is why annual timber pest inspections are one of our core services. If your home backs onto bushland, has had termites before, or sits on a high-risk block, more frequent checks are recommended. South East Queensland's warm, humid climate lets colonies build fast, so twelve months is the outer limit, not a comfortable buffer. We will suggest the right interval for your property after the first inspection.

We inspect the full property to Australian Standard AS 4349.3: interior, roof void, subfloor, exterior and the timber and garden areas around the home. Where access or evidence calls for it, we use a Tramex Moisture Meter and a Termatrac iTraker Pro thermal imaging and movement detection device to pick up activity hidden inside walls and other concealed spaces. Colin and Ben are both certified Termatrac technicians. You then receive a full detailed written report setting out what we found and what we recommend, which is the part our customers tell us they value most.

A timber pest inspection is a more comprehensive report as it not only checks for termites, but also for wood borers and timber fungal decay, which can damage the structural timber in a property and can create conducive conditions for termites. We carry out our Termite Inspections and reporting to the current Australian Standard for Timber Pest Inspections which provides our clients with a higher standard of inspection and reporting.

More than a torch and a tap, which is the difference that matters. We use a Tramex Encounter Plus moisture meter to find damp behind walls where termites like to work, and the Termatrac iTracker PRO, a non-intrusive device that combines thermal imaging, radar motion sensing and moisture detection to pick up activity without cutting anything open. If we find high moisture or movement, we may use a borescope for a closer look, always with your permission first.

If active termites or a real risk are present, we can also provide a written Subterranean Termite Management Proposal that lays out the treatment options and the costs, so you are deciding with the full picture in front of you.

A physical termite barrier only slows concealed termite entry. When termites approach the home through the soil, a chemical-treated zone around the home’s perimeter or surrounding the piers either actively kills or repels termites depending on the chemical used. Integrating both a physical barrier system and a chemical-treated zone provides the highest level of protection against a termite attack. 

No, and it is one of the most common and costly myths we correct. Termites need a gap of only about two millimetres to get in, and a slab gives them plenty: shrinkage cracks, plumbing penetrations, and garden beds or paths built up too high against the edge. A slab home needs the same regular inspections as any other build.

A Pre-purchase Timber Pest Inspection to AS 4349.3 tells you whether the property has active termites, past damage or the conditions that invite them, before you sign rather than after so there are no nasty surprises. We carry these out for buyers, and for vendors who want to know where they stand before they list.

It is worth it. A pre-sale inspection tells you what a buyer's inspector is going to find before they find it, which puts you in a far stronger position. You can deal with any issue on your own terms and timing rather than having it surface mid-negotiation as a surprise that costs you leverage. We carry out inspections for vendors as well as buyers for exactly this reason.

No. The whole point of the equipment we use is that it is non-intrusive: the Termatrac and moisture meter read through surfaces without cutting into them. The only tool that needs a small access point is the borescope, and we never use it without asking you first. You get a thorough inspection without disruption to your home.

Yes, and as a rental owner it is part of protecting the investment and meeting your maintenance responsibilities. Termites do their damage out of sight, so a property looking fine tells you very little, and by the time damage is visible the repair bill is usually well up. A regular inspection is the safest way to find out early rather than the expensive way to find out late.

Cost and disruption, mainly. Once a reticulation system is installed, the chemical can be recharged through the system with no drilling, trenching or digging up your garden. Over time the recharge cost is far lower than a fresh drill-and-trench retreatment, which is why we often recommend it for long-term protection. 

Yes. We stand behind our installed termite treatments with a free service period warranty, so if something needs attention within that period we come back and sort it. The exact terms and any limitations depend on the treatment and your property, and we set them out clearly in your treatment plan before any work starts.
